Discovery Call & Meeting

We will discuss your investment goals, timelines, property type, capital position and achievable results.

Partnership Contract

A formal contract is signed by both parties before any work is completed, a commitment that the company will deliver on the promises made.

Market Analysis and Deal Finding

We will begin our search to identify and shortlist properties on the market that meetings the criteria agreed with the client. Following full viewing of the properties and desktop analysis of investment returns, details and videos will be shared with the client for review and acceptance.

Negotiation & Conveyancing

Once a suitable property has been identified, negotiations with the seller will be conducted to secure the investment at the best deal possible, often achieving great properties at Below Market Value discount. If required, we will introduce and support the client all the way through the finance and conveyancing process with the solicitor and finance lender.

Refurbishment & Value Uplift

If the property is a turnkey ready to rent investment, this stage is not required. If the property requires any level of refurbishment, we will introduce, contract and project manage the builders through every stage of the process until the property is complete.

Lettings & Tenancy Contract

An introduction will be made to our recommended Lettings Agent, so the property can be listed on the rental market where full vetting of any tenant will be completed, formal contracts agreed and the property full managed at preferential management rates. Making for a true 'hands off' investment for the client.

Southsea will require £75,000 investment and other areas of Portsmouth £65,000 for Turnkey Buy-to-Let purchases. Properties requiring full renovation will also need refurbishment costs factored in, this type of investment will require £125,000+ capital available. But remember, the goal for refurbishment projects is to renovate, rent and refinance in order to withdraw majority of your equity.

We will never hold any of your capital in the Company, other than the one-off sourcing fee paid at the start of the contract. Any other capital required for the investment purchase will be between the client and the solicitor. Or the client payment to the builder (if the property is a refurbishment project).
